Bought house a month ago. I had first tenant and they moved in. AC was old and was under performing just in the afternoon only. I m putting new AC next day. They want to be out next day. They had issue earlier to move in anyway so should I charge extra 3 month rent for breaking lease.

Interesting that you "assumed" it was a bad thing to be referred to as Joe Gore as I have never mentioned whether it is bad or good nor the fact that Joe Gore was banned.  I am not the only Mod that recognized the similar one line posts, the tenants should investigate the landlord, the skip tracing experience, knowing the judges in Texas and on and on.  Someday when I have the time I will dig up some old posts.  I stand by my reference to you as one in the same.
