I'm a big fan of SFR for multiple reasons and have never really wandered into the multiplexes.I've heard that 10 is the maximum number of loans you can obtain.

If you are young, so be it, lose money, dust off, at 50, can lose money but harder to make up w/time.Later, as you learn thru reading, attending local meetup groups, learning from BP forums, etc you may want to do some active REI if that is your passion.  

Don't think I've got a choice on that.Feeling passionate about how the situation is lame is totally reasonable.

I'm very passionate about real estate and I've been an investor for over 7 years.

For the rehab, I like the idea of vinyl plank flooring, semi-gloss paint (because I've heard some people say it holds up better with tenants), new cabinets, counter-tops, appliances, popcorn ceiling removal,  light fixtures, new water heater, fans, new windows. and something to put on the concrete that kills bad odors.What would you do?

Im 24 with a BA in FinanceI actually have not gotten a job in my field but went into soccer coaching for which is something I'm passionate about, I would just rather do that as a hobby rather than a means to build wealth and depend on it for a living. 

The delivery guy might hate me with a burning passion, but whatever. 

Everyone i spoke to did not replace wire.just remember; all drywall 12 inches above flood line, cabinets, doors, flooring(tile should be fine), maybe the a/c equipment, window stools, baseboard, insulation, outlets (at least) and it took us 3 months with multiple fans and humidifiers running to get all the wood back to acceptable moisture content.
