Do I have to play word games with realtors, mortgage brokers, etc

Hi, I've been told by a few people not to use the words "wholesale" or "flip" with real estate agents or mortgage brokers when explaining what type of properties I'm looking for. Anyone agree with this? If so, why and what should I say instead? I'm not a big fan of playing games ... Thanks

@Dina Miller I would use the words rehab, handyman special, or needs some TLC. These are the words Realtors in Texas are trained to use when listing a property in MLS. Your best bet is to network with investors and mortgage brokers that are investor friendly. Send me a PM and I can connect you.
