Direct mail Database Management Tools

I need a solution for managing real estate leads for my direct mail campaigns in a database. I need to be able to constantly upload new leads, names, and addresses. I want to be able to manage the duplicates. I need to be able to cross reference different lists. For example, if I am pulling a divorce list for my county, I need to then pull a high equity list then cross reference the two to find out who on that divorce list has a property with high equity. Or even triple cross reference that list with a tax delinquent list. Someone who just got a divorce, has property with equity, and also is delinquent on their taxes. I need a good solution to manage these lists long term as well as create new ones. They need to stay updated because mailing campaigns often last several months. I need to be able to manage multiple different lists at the same time for different campaigns. as well as move names to other lists for subsequent mailing campaigns.
