So, I don't want to expand that tool beyond what it is today.1) If anyone out there knows of such a dashboard for a small investor (I have 5 commercial leases and 14 residential), please share the information on where I can buy a template.2) If any of you are interested in working together to develop this tool, I am happy to meet and build a wish list for features that we can divide up the work and complete it faster. 

Spokane has recently changed zoning and development policies to be much more friendly to making additions so you won't be fighting too much red tape.

Darrius  Local PM here - happy to help, we have multiple developments that are gearing up to sell in the next 6 months, few small multis and townhouses.

@Mark Cruse  We've owned condo units in a development where the first build units included heat and hot water in the condo fee, among other charges. 

Be skeptical of the developer's claims, as your property's value likely won't see substantial growth until the entire development is completed and sold, which could take several years.

But house hacking, short/long term rentals, new build/ mixed use developments and  live in flips all have my attention right now. 

I am 67 and retired as one of the top Business Development entrepreneurs in the United States so this is a fun way to give back to the industry while changing it at the same time it needs it.. and it is that simple. .
