First I’d flat out tell him “no”...second I’d find a new tenant because he clearly doesn’t have the wherewithal to stay at your place long term if he’s gotta bring strangers into the property .

Successful investors openly encouraging every stranger that posts to enter into a field having a 95% failure rate is reckless.

And one tenant because you never know how people will feel about a stranger living on the same lot in their backyard.

I’m typically the random stranger that pulls or pushes people out of deep snow.

Granted, Joe and I don't always see eye to eye on a lot of things related to investing, but his advice is spot on in this case and I respect the time he takes to help compete strangers become better investors. 

It probably isn't as much about getting cash with a fast closing as it is about how they don't have to fix their house, have strangers walking through etc. https://www.biggerpockets.com/member-blogs/11806/8...

I've learned a tremendous amount already thanks to forum posts, messaging strangers with questions, and listening to the BP podcast on a daily basis. 

All the hard data, not what you heard from strangers on the internet, point towards the fact that those with associates degree, on average, make more than people with high school diplomas.

It really amazes me when people post questions like this that are specific to their area on an online forum to get advice from strangers instead of going to their attorney.

@Jacob Kelley also, in my experience Airbnb is more trouble than its worth...you basically become a maid every couple of days with a bunch of strangers at your property.
