Single Family Rentals with An Accessory Dwelling Unit

So I am a little confused on to how a Single Family home with an ADU would potentially rent out.

I am calculating one right now and it would not work if it were to rent out as just a SFR from the comps in the area. But it would definitely work if they both were rented out separately.

Could it be rented out with a combination of both for EX: SFR comps go-between 2400-2600$ Granny Flat rent between 800-1200$. Estimated mortgage 3200.

Would it be possible to just rent out the house as an SFR for a total of 3400-3600$? Or Rent them out separately ?
