Renter asking to Sub Lease
Hello, I have a tenant that is asking me if he can sub lease a room or two in the house he is leasing from me. He has been a good solid tenant in fact he was the previous owner that we purchased the house from and he stayed there to rent it back from us. He really would like to stay but it seems like it has become a bit difficult for him financially. Should I say yes or should I ask for some additional fee per month or ?? Please advise and thank you.

Billl Darrah - renting rooms is a great way for your tenant to be able to afford the rent. Are you renting to him at market prices? If not, ask for more money for more occupants ($100+). You will incur more damage from more people, so I’d try to get a higher security deposit too (whatever’s legal in your state). They will need to go on the lease just in case your original tenant leaves and they stay. Ideally you’d get the right to screen them too (background / credit).
That being said, I’ve rented rooms in my own house for 8 years and haven’t credit screened anyone. I use my two months rent upfront and the interview as a screener and never take anyone who wants to pay the security deposit in installments. My house is in a pretty easy place to get a job if you want one (DC). Pets/animals have always caused damage. There’s an endless supply of professionals who are looking for a cheap bedroom to rent.
