If you live in a hot area where the heat will damage the interior or cause cracks, if there’s any food that goes bad wrecking the fridge, if there’s a sump pump that isn’t powered and allows flooding, the garage doors forget remote codes, etc etc etc.

If they don't, you have to decide if you want to go through the trouble of finding a new rental, pushing for compensation, or just chalking it up as a minor inconvenience and move on.I didn’t include photos of the “nasty”, as I figured food dried on cabinets/oven/fridge, filthy floors, odd green substances in sink didn’t require posting..

Treat your TEAM well... by that I mean when you find a great contractor treat them well, when you find a great property manager treat them well, when you have a great tenant treat them well.. you can still make money, but making a couple of dollars less because you treated someone well (bought them a gift, paid them a little more than charged, got them a new fridge or whatever) is well worth the long term investment in that relationship7.
