Advice on Purchasing my 1st Foreclosure!

Family and I are investing in our first property, in the Central Valley. The bidding starts at $40,000 and the estimated ARV is between $200,000 - $240,000. The town is not the greatest, but it does have the potential for decent cash flow. If anyone is an investor in the Central Valley Area and is willing to discuss the deal and its potential, please reach out! This would be our first deal, so an extra pair of eyes would be helpful.
