Replacing Rental Appliances and Flooring

Two questions! 
1) I just bought my first rental property and I need to replace the fridge and washer/dryer. Do you buy good quality knowing the renters may ruin it or go cheaper to save some money? Any recommendations on the brands/models?

2) I need to replace the flooring that’s currently carpet. Would you recommend waterproof luxury vinyl or laminate? Any brands or stores you’d recommend?
