Those basics will get most letters open.2)  I would also focus on smaller batches i.e. 100/day instead of 1000/month.

I'm not sure if I should separate the groups and send a different type of letter to the entities (maybe a white formal letter) or just purge the entities from my list.My mailer is a yellow letter with a "handwritten" font, typical "hi my name is oscar londono and I want to buy your house... etc".I'll update this thread with my response rate, sending out my first batch of 500 letters this week.

And last but not least, I bought 100 bandit signs and will be placing them in vacant homeowner's yards in my zipcode very soon (a suggestion from Dwan Twyford)... and I will eventually put out 300-400 per month in vacant homeowner's yards if this first batch proves to be successful.Can anyone else suggest any other forms of marketing specifically targeting no money down owner financing?

I am looking for a vendor to send out small volumes of letters (anywhere from 5 to 50 at a time) without using a window on the envelope.So far, I have come across click2mail and some of the other larger sources that incorporate one or two window envelopes for the return/recipient address, and I don;t want that.I do know several vendors that can send letters with no windows, but they have very large minimum orders, and I want to send letters on an as-needed basis.Does anyone know of a source that can send small batches of letters with no windows on the envelopes?

One feature that I'd want is the ability to run batch files in Excel.If you are a professional, your time (or that of your staff members) is too valuable to rely solely on freebie sites.
