I plan on mostly using my license for investing but I'd also list and help buyers as well...but like once in a blue moon...that wouldn't be my bread and butter.

This may all sound like a lot of work, it definitely is, but if you are making a living from vacation rentals and this is your bread and butter, you have to treat it like a hospitality business.

for rentals im not a huge fan of buying in spec areas... if you want bread and butter rentals, go to bread and butter areas for it. 

Hi Rob -  Indy's my home and I'm most familiar with it but my current business runs me from Anderson-Muncie all the way down to Mooresville, and I see equal opportunities in those smaller towns due to the blue-collar environment and bread and butter SFHs.
