Need help with starting.

So I have had enough studying and just feel the need to take action. I guess I have step one of the REI newbie session complete. Most of you know my situation, a college sr., at a university that I will be nowhere near next year. Obviously this is the reason wholesaling would be the most ideal way to do business here.

So, first problem there are no REI clubs here. Ouch, I know. I do live in a house and it is on one of the most busy streets in town and it is 2 houses from the most busy intersection in town which is giving me hope. I also have a bus stop in our front yard so maybe alot of people that are behind payments would be here. I am thinking that I am going to make signs one saying we have homes for sale cheap and good investments (or something along those lines).

I have a question about finding homes through the county recorders though. I called them up asking if they have a list with properties behind on payments and she said there was nothing like that. (this was not an easy lady to work with). I thought all counties had this and I would like that to make a good mailing list. I have thought about putting two different signs in the yard but this is not my house and I don't want to make my roommates house a billboard. I did tell him if he helps me out I would even go 50 50 with it though.

Any thoughts would be a great help. I am just a little worried with the lack of REI club and lack of making a buyers list. Thanks for the help in advance!
