My partner has talked to an architect who is familiar with changing single family homes to multi-family in the city and he thinks that a petition to change the zoning of the house will fall on deaf ears and we don't have much of a hope for that.Although the 3 tenant rule has been around for a while, it has only really started to be enforced recently.

Hi,My name is Pablo Sanchez, I'm from Chile, Santiago and I'm interested in flipping small single family homes in Santiago.I have zero experience in real estate, however I have a site with estimates of the purchase value in my city (www.ufm2.cl).I'm in a partnership with an ex coworker, and so far we have assembled the team (architect and lawyer) and we have chosen the zone we want to target.I already read the book on flipping houses by J Scott and listen to the bigger pocket podcasts everyweek.My goal is to make at least one flip by october.I think this community is great, but I'd be surprised if I find someone from my Country here =-)Thanks in advance for the help.

Get schedules required from manufactures of equipment as well.You might also consider getting with a mechanical or professional engineer in drafting your maintenance plan and requirements for bids, architects usually do this.
