Rents and prices of property are sky-rocking.  

I just made 3 offers and got the third one for asking price before it even hit the MLS because my realtor is a rock star.

For realtors in the Little Rock area, are houses appraising generously there?

So Far... when you gut a home take off sheet rock and remove floors and leave windows open in a multi family townhouse it really makes neighbors homes colder Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Their reason for departing is that they're buying a house but otherwise they have been rock star tenants.

I've contacted builders/developers for the first time as a wholesaler and I truly feel like a rock star already!!

Going too broad leads to analysis paralysis and lessens your ability to turn over rocks for off-market assets.

Instead of telling them to kick rocks, have you guys ever worked out a deal where you would improve the property at a tenants request, but in exchange amend the lease to raise the rent or have them pay a portion of the project, etc. ?

The problem with most of my engineers is how backed up they are right now, but for foundations I use Tucker Engineering in Round Rock.
