Newbie feeling like a champ!

Good Day All,

I'm new to real estate investing and I have been sending out mailers and emails over the past 40 days to potential sellers for me to wholesale their properties. I've now sent out approx. 70 mailers, 3 responses, 1 ratified contract! I've contacted builders/developers for the first time as a wholesaler and I truly feel like a rock star already!! I'm looking forward to my first closing!

I had to speak with the seller multiple times before meeting in person to get the purchase agreement signed. I was nervous and scared but acted and pushed through in spite of these thoughts and feelings.

I currently don't have a mentor. I currently don't have an extensive buyer's list being so new. I don't currently don't have access to thousands of dollars by any means. I only have my internal drive to succeed no matter what. 

I want to share my victory for two reasons, one...in hopes of encouraging another to stick with it and be patient, perfection is not needed to get started. You're only guaranteed to lose, if you decide to give up or never start. Winners don't complain, we solve problems.

Two, I want to give myself a pat on the back and be my own cheerleader to wealth. Sometimes, I can get so focused on achieving the next goal or beating myself up for what didn't work...that I don't congratulate myself for what I have accomplished. I have also experienced "paralysis by analysis" with other ventures and wanted to just give up at times. 

Be your own cheerleader if need be, pat yourself on the back for the any victory. Decide to feel like a champ before the actual win!

Rock Star 40 days!! Go to those REI meetings in your area and let the people know that you have deals!!

"May I put your number and email on my list?"

Certain Real Estate agents you could work with also.  If they have investors that want to flip then they can get the listing when they sell the property they bought through you.  That agent can even help and re assure that your deal is on the up and up.  Since some people don't know the game.
