I feel like those saying it's dumb, don't do it instead do it all yourself, are just arm-chair-quarterbacks who simply don't know what there speaking of, yelling from the nose-bleed section on how to play a game there never playing themselves. 

Living room should have a bigger coffee table, an ultra-skinny table (to not block the flow coming in the door) under the TV with a bit of tablescape, more photos showcasing the living room, and if there's room take out the plant by the front door and get a small chair to add more seating to the living room.4.

If the tenant is careful and doesn’t drag the walkers, chairs, furniture, heavy pointy toys across the floor (which is unrealistic), the floor might survive till the next non-careful tenant.

Falling off chairs? 

These 'board rooms' became substitutes for the bars shut down by Prohibition - the same swing doors darkened windows and smoke-filled rooms furnished with mahogany chairs and packed with all sorts of nondescript folk from every walk of life hanging around to follow the projected ticker-tape flickering on the big screen at the front of the office.

A friend recommended setting up a table and chairs, a few fake plants, nice tablecloth, to make the place look inviting enough to have people fill out the application on the spot.

You sleep 9, but I only see 4 chairs at the table. 

While there is nothing wrong with owning real estate outside of your area, such real estate should ideally offer "arm-chair" investment characteristics where the burden of property-related maintenance issues falls on the tenant.

Although we love pets, our STR is not designed to be most pet friendly ( white couch, lighter shade chairs, etc).
