Would like to welcome constructive criticism to our new listing ( Fort Lauderdale )
Hello BR family,
My partner and I purchased this home for 449k, the reason behind the purchase was the modern pool installed in 2021 & big backyard. Anything in the area with a modern pool not those oddly dated shaped pool homes were north of 600K. That being said we know we slightly over paid for the property even though the appraisal came in at exactly 449k. But we weighted our options of down time waiting for a pool to be built / any complications that may arise from it. Decided we'd pull the trigger and buy the home, we spent about 1 month and half weeks renovating (40k in total).
We listed July 2nd and got our first booking July 3rd here our final numbers for July
Gross Revenue - 6.45k ( including cleaning fees )
Florida Power & Light - $200
Water Bill - $400 ( high because we did a lot of pressure washing and watering dead sections of grass )
Cleanings - $249 ( I decided to take on the cleanings after 2nd rental )
A/C malfunction - $749 ( during renovations we didn't change the filter enough and to much dust got inside )
Mortgage - $3,600 ( 9.35% interest + taxes and insurance with a 3yr pre penalty fee )
Net income - $1252
Any suggestions would be greatly appreciated wether it be upgrades, photo selection, finance or you just hate it over all let me know!
