The "secret", in my multifamily experience, is that, come due diligence, you'll need at minimum a licensed property manager and/or general contractor and any other certified and bonded professional necessary for your project to do their jobs in inspecting and estimating costs.

You can do this by analyzing similar rentals on craigslist, hotpads, Facebook marketplace etc..., or you can call a local property manager and ask them what they would market it at.  

If he Mentors what he does out in the market place, he will probably have a Stellar career as a Real Estate Investor and a Mentor!!
