Everyone has been much happier since then.I know this sounds bleak, but it is what we have seen over the many years of managing homes. 

For one, the happier/stabiler your "home" is, the better.

No good sales person made millions by keeping his mouth shut. 

The agent might get a bad taste in their mouth after repeating this cycle over and over again, especially of there is no money to be made in it...I think you should definitely do your homework and ask your agent for help once you have narrowed down your criteria, market, etc and have analyzed some potential leads.

I do small to medium size projects, my business is mostly word of mouth.

His mouth drops open over my letter saying send me your rents.

This is disturbing, and it's one of the reasons I'm happier investing in an area with lower rents than in my home town.
