Background: 5) a large vacancy (reportedly 2200 sq ft.) last year, (which is now filled) prompted seller to list property for sale but with no takers. 6) since then seller has filled the space. 7) seller has owned it for 10 yrs possibly buying at the height of the market. 8) seller has made some exterior cosmetic and mechanical improvements in that time. 

I do, however, set up searches for my clients where they have Portal access and can set up searches that auto-email new listings in targeted areas. 

The entire garage door & mechanism was still up in the ceiling.

I would also like additional capital to -Fix up that home (instead of me paying for the repairs/upgrades over time)Invest in stocks, (As I've been learning/studying for over a year now, making small amounts here and there as a trader) Potential upgrades for my business (me and my family run a successful auto body and paint shop)Because of my good credit (almost 800) I feel like some type of bank/company/individual must be out there willing to work with me!

Any recommendations for 1) brokers who could do the BPO (ideally I bring the broker to ensure Independence); and 2) an Illinois lawyer who will know the mechanics of setting this up?

Keep in mind I am NOT mechanically inclined At ALL. 

We know that a mechanical component has a life cycle and we're tempted to replace them at the end of that cycle. 

What I call "an emergency" is something along the lines of a family member/close friend who was just in a serious auto accident and is undergoing life saving surgery.
