how much should I be paying a real estate agent for a partnership and access to the MLS. I know it could be a commission based percentage , flat fee, or combo of both. I am curious to know some of the deals some wholesalers have with their real estate agent.

Agents cannot share their access information with anyone.  I do, however, set up searches for my clients where they have Portal access and can set up searches that auto-email new listings in targeted areas.  I do not charge for this service.  I think it's just a matter of finding an agent you work well with and building a relationship with them.  They make their commission when you buy or sell, and that commission is negotiable.
