Best loan option for my investment goals?

Hello everyone!

Thanks for your time and advice in advance! From what I see and read, I don't think there is a loan that would allow me to do this, so I am thinking I have to get creative, Unless I am unaware of an option out there... but any advice is appreciated :)

I am aiming to buy a house in the Atlanta area that I can improve/fix up to increase the value, but instead of selling it quickly as a flip, I would like to live in it!

I would also like additional capital to -

  1. Fix up that home (instead of me paying for the repairs/upgrades over time)
  2. Invest in stocks, (As I've been learning/studying for over a year now, making small amounts here and there as a trader) 
  3. Potential upgrades for my business (me and my family run a successful auto body and paint shop)

Because of my good credit (almost 800) I feel like some type of bank/company/individual must be out there willing to work with me! The way I see it, I will be making an investment loan payment of some type, so I wish I can just roll it all into one, with a fair interest rate. I can most likely meet all these needs with a max loan amount of 200k, maybe even less.

Is there any way to do this??? Keep in mind I would not mind putting up that home as collateral, or even my car, as I know I will always pay. Or what would you recommend doing to achieve this goal? In my mind it is not a question of if I will do it, but rather a question of when. Thankfully I am already on the path to success, but additional cash would simply save me time.
