Perhaps, the issue comes mainly from old ideas by those with absolutely no formal understanding of financing, thinking that creative means doing anything unconventional, changing the elements of a financing agreement without understanding the ramifications of changes or an approach.

I always made sure the rent was current when they left, and of course the deposit was never returned.I put everything in writing (e-mails, nothing too formal) stating that as long as they clean the house, and the rent is current, then I'm ok with them leaving.
