How do I structure a joint venture agreement? 

I have a single home that I'm trying to purchase quickly and rehab in Oakland County MI. I am fairly new to REI and my investor in this deal is a family member, so I want to make sure that we are both protected and happy with the JV agreement, Not that if this wasn't a family member that I would treat this any different. I have always done deals by my self, so I'm new to working with a partner. I need to make a move on this home soon, so I would appreciate anyone's help.
