Breaking lease early

I currently have tenants who came to me and asked if they could break their 1 year lease early. I do not mind because they have been in the house since I bought it over a year ago and I would like to do some renovations and raise the rent. I am wondering what type of paperwork I should have them sign, so that I am covered. Thanks for any info.
