I have been speaking with short-term furnished rental owners who rent to workers or other travelers, and operate near national parks like Yosemite, in urban areas like Oakland and San Francisco, the desert and coastal communities like Palm Springs and Venice Beach..THE COMMON THREAD IS THAT THEY TEND TO PULL IN 2-3 TIMES THE GROSS RENTS OF AN UNFURNISHED LONG-TERM RENTALI WOULD LIKE TO BRING TOGETHER AND HEAR FROM THE SHORT TERM RENTAL BP COMMUNITY ABOUT THEIR IDEAS, WHAT THEY ARE DOING/OPERATING, WHAT THEY ARE CONSIDERING BUYING OR OPERATING, AND ANY AND ALL DISCUSSIONS ABOUT SHORT TERM RENTALS.From vacation rentals w/ bikes and toys, to super-high-end corporate rentals for tech employees in Silicon Valley, to families near the lake, medical students or workers on rotation, and oil field workers who need a home away from home...THERE IS A NEED FOR ALTERNATIVE FORMS OF HOUSING FOR NICHE TYPES OF WORKERS AND TRAVELERS ALL OVER THE US AND THE WORLD.I have seen apartments, hippie trailers, house boats, towering castles, spectacular lofts, tiny homes, dirty couches, teepees, yurts, and impeccable $2MM+ homes and estates.

If you look at the sales of places like restoration hardware, which specialize in $10,000 couches, COVID has boosted these places and a desire for comfort and safety instead of being in the  "thick of all the action". 

They advertised a bed & it was a plastic couch from ikea.As usual in 2020, Rude host & no help from air bnb.

Have it in your rental agreement that only the people listed on the rental agreement are allowed to live there. 2 per bedroom plus 1 on the couch is a rule of thumb from HUD.

Well thats why unemployment is so high , why would you even take a jon paying $20 an hour if you had to get up off the couch on your play station and put in a 40 hour week .

Someone may have suggested it already but something you may try if one of the units in the duplex is available, get a job, rent it, hack out the extra bedrooms, couch, whatever...save up a few thousand dollars and then proceed to purchase. 

Yes, the process needs to be stated, but I would try to couch it using language that highlights the benefits.

I used to go to Barnes and Noble and they had couches.

@Gary Lucido  maybe I am not understanding how you pay.. but I know a licensed brokerage cannot pay an unlicensed person a commission rebate.. they can couch in the sales price but no money can change hands.. seller would just discount.
