@johnunderwood Lot of changes out there: The NAR lawsuit ruling, the TCPA text law, SC double-close law and don't forget GA's new law banning direct mail RE solicitations unless it is clearly marked on the envelope, which means your expensive letter is most likely going directly into the trash can.

So to me Pinot land can only go so far.So wine tasting in the WV gets a little tiresome when every winery basically only has pinot and maybe one white. and or they buy their grapes from E Washington to make different varietals.

Actually, YES, not only MAY the act of simply showing a property factually create "procuring cause" and be inclusive of a protected list, BUT just the action of having sent an e-mail of the listing, client having opened and seen that listing, not ever setting foot on premises, YES, that alone CAN be "procuring cause" and LEGALLY include such property into a protected list.
