Try bandit signs, call FSBOs, rental sign numbers, rental ads in craigslist and start figuring out what markets you want to direct mail to..spend some time with this so you arent wasting your money direct mailing to markets that won't bear much fruit.

It is a really interesting transition from not starting with too much bigger picture capital and doing much of the work yourself to over time as you start to reap the fruits of your labor, you can delegate more and more and hopefully enjoy a bit more while doing a bit less!
