A friend wants to partner on a house

A friend took a deal and got a house on a Hard Money Loan, he doesnt not know what do with it, he has about 120k into the project. The house is completly demoed already. Only thing todo now is pull permits and get it back together. He wants to partner with me to get it back together. How can I proceed with this the right way. I dont want to just dump cash into it and then it creates a issue at the end.
