Comparing the NY & FL markets you also have other elements like heating and snow removal which usually fall on the landlord. 

This adds another element of risk.It's better to have an emergency fund of cash or liquid investments than to rely solely on the HELOC for your emergency/reserve funds.Just my 2 cents.Jeff V

Calling all the banks and mortgage companies I can in order to find one that actually will put together a lending package that meets these criteria.

I would look at the other screening aspects and evaluate the entire package. 

The idea would be to subscribe, send photos and questions, and get a digital custom package back with videos, links, examples, and advice for your interior design/ rehab / flip questions.

In my business there are no cost for due diligence to the note buyer.. its all in a nice neat package takes them about 15 minutes.they can also get payments direct to them.. they don't require service r however if they want a service r usually about 10 to 12 a payment  your yield would be affected just a tad..  

I've looked at CPA's such as @Brandon Hall (although NC) that seems would be great, I'm not sure I can afford the $500/month minimum package at this time.
