NJ: how enforceable is an occupancy limit?

I have an inquiry about a 2BR from a family consisting of a woman, her son, boyfriend and mother. I do not want more than 4 in this unit, but would not be surprised at all if more family moved in or they had another child.  NJ "anti-eviction" law is pretty strong, anybody have an idea of where I would stand?

I think you can solve this right now - don't rent to them.  There a subtle things - gut feelings, of why you think a tenant may not be optimal.  Follow these feelings.  And combine it with hard landlord analytics - like job history, credit scores, landlord verification, etc..

Evictions are very expensive.  And NJ is among the slowest.
