Im going to finally get around to introducing myself, after silently learning and soaking up information on the site.

I have one great mentor who I owe so much to for watering the real estate seeds I've had laying dormant in my mind for years.

My advice would be to soak up some more knowledge and search for that great deal locally.

It is essential that you figure out how to manage your income and expenses before you invest, not only because this is how you can save up the initial seed capital to invest but also because investing in real estate is nothing more than analyzing and managing income and expenses, only done over a long period of time (for buy and hold) and done on a larger scale with leverage.

[The mantra is: never spend your seed capital/assets!]
