The only thing I would add to it is that when you do go to your local REIA meeting, network to find a fellow investor doing the kind of investing your want to focus on.Offer to assist them with anything they may need (finding deals, painting their flips, organization, letter campaign's, etc) in exchange for their mentorship.

There are other groups too and I hope those organizers chime in on this thread and invite you (I'm not familiar with them since I do not attend those meetings).My suggestion is to get out and meet some people and see about mentoring with someone who has been doing it for a while in this market.

Unfortunately it's often a power struggle or you're dealing with a mom & pop owner who are not the most organized individuals.... but that can be an opportunity for you!

Also, search out local REOs (Real Estate Organizations) as well.
