The expenses show on your spreadsheet is light IMO even though it's higher than what's shown on the OM. 

Account Closed I would also want to really see the OM for what they are really offering.

I'm looking for a platform of accredited investors where I can upload my OM and get interest from accredited investors.

We also charge a minimum gross commission, so om a cheap property our buyers and sellers are also paying that minimum.

Especially if you are on a long term NN or NNN lease.What got me comfortable enough to do my first deal was spending months looking at every OM I could get my hands on.

@Mike Wood You are exactly right on your expense itemization, plus anything that may be extraordinary about the property in its operations, but i think you are spot onI always tell investors look at the OM as your starting point, never take those as the gospel.

Many LLs fear M2M and think they have more stability of tenants and better control, but IMO that's fallacious - - I've had several tenants stay for YEARS om M2M.

Many OMs will contain the CoC return using a standard set of loan terms and, yes, that is helpful.
