In short, getting the place restored was akin to remediating damage from a natural disaster.In the trash and belongings abandoned by the tenant, he also left the OM for his healthcare real estate endeavor, nasty-grams from the IRS about his personal taxes, and collections letters from several creditors after him.I got burned here and so did my property manager.

I'm not sure if you have read any of my previous posts, especially at the top of this page.My primary issue with DST market and process is: I find that it's very annoying to require accredited investors, and then make them jump through hoops before OM or actionable information is available. it's been my experience that 90% of the DST market is not that attractive to  an investor like me, and that's why they keep things so cryptic and difficult to accrue information about each offering.I would be surprised if the majority of the DST customers bass is not mostly people that are too far down the 1031 path to do anything else, retired and just don't want anything to do with RE fee simple interest, or less sophisticated investors that have high enough net worth to satisfy the "accredited investor" criteria.Are you a DST broker?

The goal is to opt into as many broker sites/lists as possible, so they start sending you OMs, and you can start underwriting deals.Then, you can start scheduling tours on some of these deals.

That search will reveal you are om title and have "Vested" interest in a property that you reside in that matches your Drivers license, income docs, etc.

This is the norm on the forums...not the norm for sophisticated LPs (who perform credit checks, run TLO reports, track sponsor performance over years and decades, have attorneys review PPMs, review PPMs and OMs and discuss them with peers, negotiate more favorable LP terms for investing at scale with a group, have access to institutional opportunities that have minimum investment levels in the millions, validate rent rolls with comps, validate purchase and exit cap rate assumptions, analyze rent and exit cap rate sensitivities on IRRs, analyze submarket demographics to validate revenue, analyze the sponsors total portfolio risks rather than just the deal, understand the debt terms thoroughly and have a conscious position on what debt fits the LPs risk profile...the list goes on and on and it's not a checklist approach / it's investment analysis that requires qualifying the property based on extensive knowledge of the asset class and additional work qualifying the sponsor.
