Help me with my first deal: 13 unit multi-family in San Pablo

Hey folks,

I'm new to bigger pockets and real estate investment.

Just got into escrow on this 13 unit multi-family in san pablo, ca.

Here's the offering memorandum:

Would love to hear your thoughts on what you think of the deal, and what (if anything) looks out of the ordinary.

Specifically, where would you start with due diligence, and wether or not the deal looks good to you!

I spent some time creating a sheet that has the actual numbers (not pro-forma) and does a cashflow and IRR analysis both pre and post tax.
