I've been looking at some of the online lenders (Better, Figure, Rocket Mortgage, etc) and while they offer a decent product, perhaps there is a lender who is local to Indiana that would offer a HELOC with better terms?

I'd look at renting out the other unit and then replicating what you just did with a different loan product.

Ok I will check those websites out, Thank you. There's a variety of ways to get a deal in front of you (I'm mostly a flipper), but basically if it looks promising, I run custom comps queries and check the current & past $/sf of renovated/distressed product in that city or zipcode. Here's a chart on 90066 I generated from my tool under Market Stats > Sales Data > Specific Zip Code:- My above chart (more available) shows the Avg Renovated $/sf (High) over time in this Zip Code, something completely different than charts/providers based on Averages/Medians only, like every other platform (RedFin Below, https://www.redfin.com/news/data-center/):- Can't select smaller locations such as City or Zipcode for their $/sf data, so it's useless helping me underwrite/verify a deal.- Can set Zip Code for Median Sale Price data, but again it's the median/avg so it's useless helping me underwrite/verify a deal. Then if that looks decent, I'll run Sales Comps, and get a quick summary of some key metrics based on those comps.

High touch" and customer service from an "impression" standpoint might suffer but all else could work very well.Automated showings is easy nowadays.Automated maintenance and scheduling is fairly easy nowadays also as long as you have a solid vendor list. Also, have to "teach" the tenant from day 1 on "How to" use and do all of these things so on-boarding instructional manuals are vital.Just my opinion but I'm seeing the world of PM go heavily in the virtual direction.Well, at least the smart companies are doing it.Less overheads and a heavy reliance on tech and automation.Unfortunately, tech has let me down much less than people have over the years...I had an in depth talk with our team and we pretty much only need an office to hold keys lolEvery one can work from home with ease.Granted, they got use to the smell of my cigars in the office hahaIs smoking allowed in closed spaces?

When you look at any type of sales position first thing they will tell you is “know your product”If you do not know the home - meaning what is it worth as is, how much does it need in repairs and what is the exit value - I can’t see how someone will be successfulI also see people take mls properties and get them under agreement to wholesale and maybe hit a deal here or there / but my guess for these people is similar to those that start dropshipping companies and everything else they tell you can be done with no moneyIt never gets off the ground and if they spent that time getting another job they would have a lot more money .
