As for learning, I highly recommend you enroll in a real estatate agent course and take it, read the books, attend class, etc. . . then pass the in-class exams.

I am a lot older than you, and am enrolled in the school of "Hard Knocks" and have learned to Look at ALL options before I change course. 

I would make sure to enroll in a crash course and concentrate on practicing sample state exam questions.

I then took the money I made from my first flip (about 7k), and I went out to participate to every RE event possible, bought RE books, enrolled in some RE classes, etc.

The subletter has a child that they needed to enroll in school so I provided a note to the school acknowledging that they were subletting at this address but I did not add them to the lease.Now my tenant wants to kick her out and is asking me if "we" have to give her a 30 day notice.
