I will not reveal to the buyer that they may be paying more.That is the major concern that I have because people these days tend to get upset if they find out they could have paid less to begin with.Also as far as knowing who will pay for damages or vacancy, thats easy.

I think the most revealing info is the transaction history: one (now defunct) bank gave the previous owner a FHA HEL $50k over the current asking price.

I don't see how pressure testing can reveal a problem there since it requires the introduction of several intentional blockages to make the system airtight!

I believe "Off-Market" should mean that the subject does not appear in any advertisment of any type, print, radio etc.If I say to you that I have off market assets, but do not reveal the addresses of the assets, then the assets are still off-market.If I (or you) can show where the assets have been advertised in any form, then it is not off-market.I believe the term off-market dates back to the time when farmers would sell goods without going to the center of town i.e. the market; a place where this type of activity occurs.

The call report will reveal the phone nos. that hung up, if they do not have caller ID blocked.In the past I've used a 24 hr message linked to an answering service, and honestly can't say if it's made a difference.
