It is always much cleaner to have the current management send a simple introductory notice of change, which the new management should follow up with a more detailed letter which might include how maintenance requests are made and other non-material, lawful, changes to routine operations.

On top of that, I have professional cleaners in the property every 2-5 days on average.

If you call a duct cleaner for an assessment, for sure they will need to be cleaned!

I personally think it is easier and cleaner to pay as the project progresses.

Its not a huge kitchen but the white makes it more photogenic and bright, it also has a much cleaner look.

Just make sure you include in the lease the kind of cleaners that can be used.Jacuzzi tub- nope, not in a rental. 

Finding a good cleaner is the biggest, hardest, most important piece to all this IMO.
