I always install a 1/2" wide foam weather stripping around the perimeter of the area I will be self leveling to allow room for the self leveler to expand with temp changes and not crack.

The 140k will not work and your 20k repair cost might be cutting it close if a serious amount of work is needed to waterproof the perimeter of the home.

It was a very insightful look at the ITP (inside the I-285 perimeter) neighborhoods that the Beltline goes through, where potential real estate flips/LT buy and holds could be located and where the city is putting its money to work.

The days of getting a duplex, or 4 bedroom SFR for $250 or less, inside the perimeter in a decent location seem to have all expired in 2013 or 2014 when appreciation came roaring back.

If it's deeper and modifying exterior perimeter conditions won't help, then it's on to dealing with the problem from the interior.  

I'm in the Atlanta area as well but in the Dunwoody area near Perimeter Mall.

Be sure to determine if it soaked into the sub floor or not, and also if it soaked into baseboard or walls too at perimeter of rooms. 

These guys actually hand dug a tunnel under the slab large enough for a person to crawl into all the way from the perimeter to the point where the pipe came down through the slab.

If it's pier & beam, then that perimeter footing (spread footing) should probably have been 6" - 12" deep.

Try the Home Defende spray from the big box stores, and spray the exterior perimeter to keep the ants away.
