your much better off approaching the listing agent he has a direct pipeline to the seller and could answer your questions I would not take a call form a stranger on a house I have with an agent  

@Dev Horn - Having been in that precise situation myself, I know it's difficult for a couple of relative strangers to make a partnership of any kind work effectively for a long period.
