I recently sent out a yellow letter campaign and have started to receive some calls.  I am here to ask a few questions about what to say to some awkward questions that I have been asked. 

Some people out the gate before stating their names have asked "Make me an offer?"

Why do you want to buy my house?

Why are you asking for stats on my house? Did you not already look this stuff up before sending me a letter?  

How did you get my address?

I am open to any and all suggestions whether it be books, articles, or just hip pocket advice?

@Raymond Sylverne - Just be honest.  Say "I am an investor who works with buyers in the area.  I find deals on their behalf and earn a commission through them, so it is no fee to you."

"I am asking for the details to make sure the information I have is correct, I don't want to waste your time or my clients by having the wrong information"

"The offer price with vary greatly on the condition.  If you give me 10 minutes to walk through I can provide an accurate offer than my investors would be willing to pay"

I am not a wholesaler, but I have done direct mail campaigns.  I built myself an excel sheet that let me put in the taxes and number of bedrooms, then using information I know about the area it worked out a ballpark price I would pay.  So when I got calls I asked them the address, put it in the tax assessor site and confirmed the public info.  While I was asking them general questions I put the data from the site into my excel and would tell them "without seeing it, I can tell you I would pay around X give or take depending on the condition"
