He’s pretty inspirational and mildly informative - as ask the gurus are - but of course you probably have to shell out thousands from his tribe etc.

Hard floors will need to be cleaned and recleaned thoroughly preferably with detergents and steam mops.

Miami, for example, is in demand for winter, mildly for summer. 

You would be surprised how even mild cold and wet can keep San Diegans from wanting to shop for RE.   

Places like Branson (although they also have restrictions now) many beach location in AL, FL, SC and I'm sure there are some other pockets where STR was common long long ago.Plenty of issues for decline.People have to go to the office now.Less FREE money from the government.Less travel restrictions, and less fear of travel vs 3 years ago.Student loan forbearance/payments....suspended for the last 3 years, now people will have to pay $300-$500/month and that probably cuts into travel budget.Credit card balances going up, so spending probably gets cut for some.Savings going down, so spending probably gets cut.Pending recession even if mild, discretionary spending is normally one of the 1st things cut.Don't know, but I would guess STR was heavily weighted on driveable trips last 3 years, and people can fly now...so maybe less dependent on STR.Too many STR in many places.Better operators getting into the business vs mom and pop. 

All deals start rosy and transcend into some version of sour, some mildly and some grossly because there is a lot of emotion in deals, and not every Seller is accommodating to requests.

Two things that I can think of, not really bizarre but mildly amusing anyway:Went under contract on a distressed house.

I.e. if you ask guests to run the dishwasher before leaving, provide dishwasher detergent.  

A call back is a choice, a click is mild interest at best.

So you have to decide which is more important to you at this stage in your life: scaling or being mildly annoyed when a guest can't figure something out and messages you while you're at the movie theater.
