Let's assume for a moment that we do not "know" what is causing this and let's take an educated guess.
Here's what mine would look like:
-High inflation taking away money for travel
-High saturation of STRs in many areas. 
-Higher gas prices
-Uncertainty in so many things...
-Higher costs for STRs
-Better alternatives to STRs
