What will happen is that cap rates will increase, so more deals will work, then cap rates will decrease again as the properties begin to stabilize, then the profits for GPs and LPs alike will be fantastic.Honestly I don't think preferred returns will change much unless an individual syndicator is desperate (and I would personally never give a desperate person my money).

My wife and I had freshly purchased our home when I originally posted and so we had a survey freshly drawn up with exact GPS coordinates (latitudes/longitudes, precise measurements to the inch, etc.).

What I like most in this CRM, I can send emails to all of my leads in one click and then there's a tracker if your email has been read or not yet so you wont be wondering all the time if that lead is active online or not.

The Assessors Parcel Number pull will contain the GPS parameter points for the parcel plus ownership data.As for selling property like this, the best way is to get a data set of all of the property owners within a few miles and send them a letter outlining the price and the deal structure and a way to contact you and purchase the property for cash expediently.We sell properties like this daily on sites like landandfarm and landwatch (no affiliation) and several of our own sites.PM me if you need more detailed help.

Though it can be helpful to have in-tow, neither a map nor gps will show neighborhood classification, especially with the constant variation per block in the Philadelphia city limits.
