In my mind, going overboard in decorating ONLY makes sense if you don't intend to sell (as is the case you have described)....so you get to enjoy the fruits of your labors (and money spent).

The fruits of this labor would produce options.

Like planting seeds that come up later and bear fruit.

In addition to his list, I would recommend you have someone go around and pick all the low hanging fruit:  caulking (windows, doors, sills, plumbing/electrical/HVAC penetrations, baseboards and trim); weather stripping (doors and operable windows).  

You will convince yourself to drink the juice, like all the other people in the class, and the truth is, it may work.

Wholesaling has been an entry way to some understanding of how real estate works but hasn’t been very fruitful, yet!
