How did you get started in Multifamily?

Hello BP Community! I am getting started in my Multifamily journey after dabbling in SF and realizing it will not allow me to accomplish my goals in time (cash flow to live on + wealth). I'm only 31, but I dream big. I have some questions..

I learned everything I know about SF investing by reading a new REI book a week (sometimes 2), taking notes, going to 1-2 meetups a week locally in Houston, networking and learning from those in the SF game, attending free webinars, reading forums on places like BiggerPockets and watching YouTube. When I have a goal and set my mind on something, I go all in to educate myself to be as best prepared as I can be when I pull the trigger (without trying to get analysis paralysis). I get obsessed with the material. I am curious - what is everyone's opinion on this learning strategy for Multifamily? Can it be done, or do I need a paid coach? I have a list of eight coaches I am evaluating at the moment with programs that range from $2k-$25k+.

My long term goal is to eventually work my way up to being a co-sponsor and sponsor if syndicating. My short term goal is to partner to take down something small and get my feet wet in the space and build credibility with lenders & brokers. I don't have enough liquidity right now after dabbling in SF (which I still own) from what I understand to take on some of these $20-30k mentorship programs these coaches are selling AND then do a contribution (which seem to run $25-50k minimum) if I actually find a deal or invest passively (which others are telling me is where I should start). I'd love to put in some sweat equity (be hands on and help) for someone doing deals and make a capital contribution, if needed, but since networking might be limited for a while this year I have a feeling it could be a challenge finding someone this year. Won't stop me from trying and networking.

Knowing my goals and position, any advice, stories on how you got started, or recommendations on what you would do if you were me would be helpful! If it helps to know, I am in Houston, TX. I look forward to reading replies and connecting with others!

Cheers!
